Remodel/Addition-S1606 

  New addition has windows on three sides.  Long range plans call for trees to shade the south side

Type of project

Extent of project 

 The project consisted of a sunroom, kitchen enlargement, and creation of a usable upstairs by changing the staircase and adding a bathroom.  

The dark line on the above plans indicates outside wall foundations.

The new room (above right) is a family room/sunroom.  The old bedroom is now a study.  

The staircase, which once was in the kitchen, is now in the study under the edge of the old roof.  The kitchen, without the staircase, is now much larger. 

While rooms were being redefined, all passageways were being enlarged.  This created more flow between spaces and a feeling of open space.

Because the age of the original house, major engineering was necessary.   Some of this was done in house, but in this case Miller engineering was extremely helpful.

Venting

  • 1.5" of vent space between insulation and roof structure

  • continuous eave and ridge venting for vaulted ceilings

Roof is composition to match existing

Siding is cement wood fiber lap siding
